At the presentation of offer to lease:
1. Letter of employment (salary, position, working since, status) and most recent paystub with year's to date earning amount
2. Score and credit Report (by Equifax or Singlekey.com at Tenant's cost). Verification to the full satisfaction of Landlord.
Once Offer Accepted (steps to follow in-line ), before the occpuancy:
4.The tenants agree to give a deposit upon acceptance of the promise to lease by e-transfer to Sutton Centre Ouest Inc. ( within 48 hours )
5.The tenants will pay the moving-in, moving-out fees required by the syndicate, if applicable.
6.Proof of civil liability insurance ($2M) at signing of the lease and must be maintained valid for the whole term of the lease.
7.Confirmation Letter of the Hydro Quebec Account Transferred.
8.Tenant agrees to submit post-dated checks for the entire term.
9.Potential Tenant must read and agree to building's by-laws and regulations (please ask listing broker for document)
10.This condo is rented until June 30, 2026 only. It is not possible to renew after. An agreement to be signed along with the signing of the lease.
During the Lease:
11.No Pets 12.Tenant shall not, and shall not permit anyone to, smoke or vape tobacco, cannabis or any other illegal substance in any indoor part of the premises, the common areas or the property of which they form a part.
13.No Airbnb or similar short term sublet will be considered a repudiatory breach of the lease
14.Tenant will be responsible for paying any penalty due to their failure to comply with the by-laws and declaration of co-ownership.
15.Tenant will also be responsible for paying any fees due to the loss of any keys or fob.
16. The appliances (wahser, dryer, fridge, stove) are not included in the lease, however they can be left in the condo if the tenant need the appliances. The landlord is not responsible to repair these appliances. The tenants assume the repairs costs or purchase new appliance for themselves and dispose the old one.
17.Tenant is not allowed to sub-lease or lease transfer without written permission from the Landlord and the syndicate.
18. Tenant is responsible for usual house maintenance such as
change of smoke detector, light bulb, etc. Tenant is responsible for the repair cost if it is due to tenant's excessive or wrong usage for blockage of toilette and pipes.
19.LESSEE will be responsible for snow removing for the condo entrance and sidewalk at front according to the schedule of shared tasks set by the condo syndicate.
End of Lease:
20. At the end of the term rented, the unit must be returned in the same condition as when rented.
21. If at the end of the term the lease is not renewed in 2025, the tenant MUST honor ALL visit requests for all potential new tenants, for which 48 hours notice will be given.
22. The same applies to visits from prospect buyers in case the condo goes for sale during the term leased.
